I just found this same question from a few months ago. I looked before posting because I assumed someone had already asked a similar question, but I couldn't find anything until after I posted.

My business partner and I are about to make an offer on a duplex. We have been pre-approved for a loan, but are also considering paying cash for the property. What are the advantages and disadvantages to paying cash and refinancing after we close on the property versus acquiring the loan up front? In order to obtain the cash needed we would each open a HELOC on our primary residence and then pay those off after refinancing.

We are preparing to set up an LLC for our investments. We currently only have one property but plan to grow that in the next few years. Would you guys recommend using a website, such as LegalZoom or should we pay to go to an attorney? I want to make sure we are properly covered.

Thanks for posting this topic. I am also just getting started in real estate investing and have been looking for good books on the subject. I know Kyle J. already mentioned it, but I just finished "Buy It, Rent It, Profit" by Chavis and it was really good. Another good one by Matthew Martinez is "How To Make Money In Real Estate In The New Economy."

Thanks for your input. I realized the financing would be different after I posted the question. I'm going to talk to my lender this afternoon.

I am familiar with the city that I am moving to. I lived there for about 8 years in the past.

Hello everyone, I am new to bigger pockets and to real estate investing. My wife and I currently own a duplex and live in one side of it. We are planning to move to a different city (about 2.5 hours away) in about a year and want to buy another multi-family residence there. I have found a 5 unit building that is currently for sale in our new city. Should we try to purchase it now and hire a property manager or just pass on this property and wait until we're ready to move?
