I inherited tenants and I will be terminating their month to month lease. The new lease between the tenant and I was signed less than a year ago. However, they have been there over 2 years.

Would I have to provide a 30 day or 60 day notice?

Has anyone used an FHA loan for anything larger than a duplex in San Diego? I'm trying to find a multi family to house hack but I heard you are not allowed to used FHA for 3-4 units in San Diego, only duplex.

I purchased a property for $450k about a year ago with 10% down and used a HELOC for the other 10%. The ARV is about $550-560k. It needs about $30k in repairs (which I have) however, is it is better to use a hard money loan for the rehab and do a cash-out refi once the repairs are done? That way I can pay back the HELOC and the HML?

Hey BP!

I wanted to get everyone's input on a dilemma that I will be facing. I will be closing on a duplex soon and as part of the deal, I will be inheriting some tenants that have not been the best in all aspects. I am planning to live in the unit that they are in once we close escrow. With our current COVID-19 issue, what do you think is the best way to go about removing them since evictions are not being processed right now? Will I just have to wait and incur the expenses?

Any input is appreciated!
