We’re on the exact same boat. I have that much to invest but this area is extremely expensive. I’m pivoting to other areas but would prefer to stay in my back yard. Always looking to partner up with people and share information.

I’m looking into some deals currently and am struggling to get my MOA since I’ll be using a hard money lender. How do I factor the hard money lenders numbers into my whole MOA.

Also does anyone know a hard money lender in the Miami area? I’ve spoke to a few but they usually take forever to respond and are very passive.

Thoughts and opinions on hard money lenders?

I look at deals to BRRRR daily and I can't seem to find anything on the market even close to an ok neighborhood. I feel like I'm settling for neighborhoods that aren't that great. Advice or recommendations for places in Miami?

It is a rough neighborhood I didn't add appreciation for that reason. You're absolutely right though another 3%-5% seems reasonable due to the neighborhood. The house is not concrete block construction. Should that affect my decision hugely on purchasing or no?
