@Brenden Mitchum thank you for this I will Forsure be checking it out, this will be my first property so I am in the stages of learning the area and the financing portion as well.

@Thomas Wood hello thomas, this same issue was one that stood out to me as I live 2 and a half hours away I do have a cousin who lives in San Bernandino but it’s still just over the 1 hour distance not by a lot. Did you ever find a way to address this issue or is hiring someone for that reason the only way. Thank you.

So me and a partner have been looking into buy a property as a long distance STR, it's only really like a 2 and a half hour drive. I understand the importance of having a system to be able to manage the property as efficiently as possible. Where is a good place to get started I've read the permit requirements for the area and I feel like that's a good start but there's some things that seem somewhat vague. Would it be best to speak to some sort of lawyer who can explain the laws better and just pay a consultation fee?

@Colleen F. Thank you so much again I looked it up and will do more research to find out, my rent does go up every year 3 percent so I’m going to assume yes due to that being the rate as of now from the little I’ve read, but I will do more looking into this. Thanks again for the help!

Thank you for the response , I live In Los Angeles, now some more backstory that might be useful is that the old manager who is good friends has told me that management at corporate had told her to nag us about parking or look for anything the make us want to leave without it being obvious or illegal really, but she always ignored these requests, now the new manager came in real nice and has been very passive aggressive and just gives the nastiest attitude and doesn’t want to deal with me ignoring texts and calls. I understand the lease agreement and all which I will comply to instantly , my biggest concern was just about being evicted but other than that we live good and don’t break any rules.

Ok so I’ve been living in the same apartment my whole life the first people to move in we’re my mom and dad as I am the first born, at this time the building was owned by a single owner and we have had the same unit and Parking space since, the building was eventually bought out by a large real estate company, I am having a hard time finding out anything due to my parents not being educated on these matters, as I know that most new lease are one year long and we have been in a month to month basis for 20 years now. Recently the new manager has been making it a point to make living here somewhat annoying not to the point where it constitutes harassment but most definitely I can feel she has her eyes set on us. Now my issue is that in this entire time living there my parents had more children so I guess my ultimate question is would there be any way they can evict or begin a process of eviction on us over that, due to her getting angry with us over a parking situation, and if so is there anyway I can fight it just for the time being as we were planning on buying soon regardless. Thank you for anyone who took their tome reading this.

We have recently started doing all types of real estate photography in los angeles, was wondering if anyone had tips on how to promote our services or other creative ways, we have been cold calling for weeks but being new to the real estate scene im still learning on how this system and networking works. Any tips are greatly appreciated thank you.

So I have got a new business coming along and have been getting decent amounts of clients, at the moment the majority come from cold calling. would like to here some suggestions on maybe thing you have done to help bring in more customers and interest. Also we have a real nice looking website which I feel helps customers have more confidence in working with us, that has been one of the first things  we feel that helped.

Yes the bigger pockets books are great currently reading the book on flipping houses, I’ll check those other out thank you.
