No worries.  Here is how we would make money.  

1. Wholesale: I find the deal and wholesale it to the buyer. Depending on the size it could be anywhere from $5-$10K. Unless it's something I come across the MLS. However, I do not look for deals for investors on the MLS, I would refer you to a full time real estate agent for that.

2. Renovations: I am General Contractor.  My crew will fix up the place for a fee.  I try to always be fair with my pricing so that I get repeat business but never free. 

3. Listing: I can list the the property on the local MLS and if we find a tenant for the owner then we get a commission.

4. Repairs: Anything breaks on the property, my guys will fix it. For a Fee. ...Again, ALWAYS fair but never free.

Try NC.. I'm  from NJ and moved down here in late 2015.  The rentals down here usually give you a 12 cap.

Hey Brian.  I am in Greensboro. 

Here are my two cents and what I could offer.  I believe that if you want to invest in areas outside of your local area you are going to need to find and build the right team... which is not impossible but could be a bit time consuming, but nothing well built isn't.  

Here is what I do :  I am real estate investor ( buy, fix, sell, wholesale), a general contractor ( I have a crew of guys that work on all of my rehabs and also work on my rentals and anyone else that hires me out ) and I am licensed real estate agent ( I use my license mainly for access and to list my own properties when it comes time to sell ). In addition to all of that I do my own online marketing, so all of my leads are off market that are usually not touched by anyone else.

Here is what I can offer you: I can wholesale you a property, have my crew renovate it for you to your specifications, list the property for you on the MLS, allow you to screen the tenants yourself and when something goes wrong with the property we can go out and fix it for you on an on need basis.

Hey Chris, I'm from North Jersey but have been here in NC for almost two years. I invest two of my buddies money on rehabs and offer them a flat 15% return per flip secured by the property. Turnaround times are typically 4-7 months. It's a pretty decent return, on a rather short period of time and secured by the property in an attorney state. I use Christian Healthcare Ministries which is a medical bill sharing plan. I have been on with them for about 6 months now. My understanding is they cover any medical bill over $500 but you are responsible for anything and everything under that. So for example if your child's doctor visit is $175 you are responsible for that. If your child falls of a small tree and has to get three stitches and your hospital bill is $1700 they pay for that. We are a family of 6 and pay $450 per month. So far I wouldn't have it any other way. Winters are tough because I have a 3,2 and a 1 year old and they live at the pediatrician in the winter. Also they do not cover pre existing conditions. Oh and one last thing, when doctors know you are self insured they typically give you huge discounts.

Hey @Erik Cabral, Hope all is well big guy.  So I am from Union County NJ been here in Greensboro, NC for 18 months and became a full time real estate investor 12 months ago and currently invest ( rehab and sell) in both NJ and NC.  When I moved to NC I had about $150k cash to invest.  With that and some creative financing I was able to purchase and renovate six houses from March thru July.  The fact that I was able to jump into the first few deals without having to worry about getting approved for a hard money loan or hoping people would trust me with their money was what allowed me to immediately jump into deals.  I don't think that could have been possible in NJ especially since I was so inexperienced.   

Raleigh and Charlotte can get quite pricey as well and possibly not that far off from many NJ areas so be careful there.

I am currently looking for deals in NJ and NC because I have investors in NJ that would like to be part of the renovations so I will continue to buy up north.  But for the same amount of money I invest in NJ I can probably purchase two to three more properties in NC doubling or tripling the profits because the yield is about the same per property.   

I am not opposed to investing in NJ but your money can go much further down here and you don't have to worry about those hefty monthly carrying expenses know as property taxes that can eat right through your profits if your house sits on the market for whatever reason.
