@Chris Szepessy Got it. I do wonder however if it's worth it to go in with an FHA loan with 3.5% down. With the mortgage insurance added to the debt service, I do wonder how the math works. I'll have to check it out.

Has anyone done the math?

Hey guys, how does maintenance work in a row house?  I've never owned a row house but I'm contemplating buying one from a foreclosure auction.

I don't know how exterior maintenance generally works for this property type.  For example, who pays for fixing the front patio roof if the roof is a continuous roof for 6 adjoining row houses?  When the roof needs to be replaced, do all owner get together to pitch in to fix it or does every owner just fix the section that belongs to them?

I assume that some are managed through an HOA and some other are self managed by each owner? How can I check if an HOA is in place?

I looked up the property through the county property records office the land use is set as triplex.

Very good.  Thanks guys!  It's tough valuate a duplex, triplex, quad as there not many similar properties that have sold nearby.  So it looks like I have to out to about a 8 mile radius to find a handful of similar comparable sales.

Quick question BP!  I'm on the search for a small multifamily unit in Montgomery County, PA.

I would like to understand how an appraise goes about estimating the value of a duplex, triplex, or quad. I've read that these property types can be appraised just like any SFR based on comparable sales. However, I've also read that they can be value by the income they produce through the gross rent multiplier (GRM) method. Can someone please shed more light on this for me? If you know any specifics about this subject for Montgomery County, PA - please share as well.

Yes - the property taxes are super high.  6% of assessed value based!  I'm going to adjust my searching criteria to look at how the tax rate changes between townships in Montgomery County, PA.
