Post: Seller Financing Questions

Hi guys

Still learning on real estate, and one of the strategies I saw yesterday was seller financing

I have few questions on it..I want to make sure that I understand the concept, and I hope you can help me : )

1. All articles\blogs etc are talking about getting a "loan from the seller". The load is not an actual loan right? as I understand it, the load is actually register the property on the buyer's name, am I right?

2. How to deal with additional payment like rehab, insurance etc in this strategy?

When going to a bank or other lender, you can ask for a load that includes the additional expenses, but it seems that it is not relevant in this case. Looks like I must have the money in my bank account, so the low paydown not relevant as well, because I must have money for the other expenses

3. Why is interest involved in this kind of strategy?

When a buyer is negotiating with a seller, they agree on a price for the property - let's say the price is X$.

Both sides agreed to X, so why can't the buyer pay X$ with seller financing, and no interest at all? It seems that the seller will be happy to get the X$ : )

For a foreigner it is very hard to choose an area, especially in a country that New York alone is bigger than my own country LOL

If for example I want to choose an area in my country, it will still be easier even if I'm not familiar with real estate and even if I didn't visit it all (I didn't see most of my country :) ), because I know the language, the people, the rules (!!), I read newspapers etc - I live here, and I understand trends a lot better

I can (and I will) read articles on real estate in the US, and what areas in the country are going to develop and so on, but do you really think that I can take smart decisions relying these articles? :)

Regarding my expectations from property management companies - I read on our sites that there are companies that do almost anything

They have "property manager, a handyman, real estate agent, etc.".

You need to come with description of what you are looking - let's say duplex and probably more details about the budget for the house, rehab and so on..

After giving those details, the companies search for assets, offer it to you, you do your calculations and actually negotiate through them

They will handle the tenants, the mortgage, lawyer, fix issues - But all things should go through me

The problem  - knowing what is a reasonable price for them to manage my property and to trust them : )

Hi all

Let me introduce myself first 

My name is Oron, and I'm from Israel

I found out about this forum while reading Brandon's site\blog\posts

I want to start investing in real estate, and I'll soon start analyzing numbers in excel sheet :) 

I've decided that the US is a good option to start

The problem - I need a company to manage the asset and the process from the beginning 

I'm not familiar with such companies, and I would love that some of you guys will recommend me on some, and maybe will give me some articles to read

There are a lot of open questions like:

  • How do I know their fees are reasonable? 
  • How do I know that they are choosing an asset in a good shape, and they don't make up issues to be fixed?
  • Regarding the previous question - How do I know that the cost of the fix is reasonable?
  • How do I know the deal is good for that area? (I'm not familiar with the US sites on closed sales in a specific area and stuff....)
  • What about negotiation with the banks about fees that can be waived - Do they do their best to decrease my investment?
  • Bottom line..Should I trust these companies?

I don't even know if I can buy an asset in the US, since I'm not a US citizen

I do have googling to do, but it will be appreciated if you will help me start
