@Michael Morin Welcome to the BP community! I'm investing in Sullivan County too. As @Steven D'Agata said, it's a hot market right now but if you keep looking there are still deals to be found depending on what you're after. You just have to be quick! And having a good realtor that looks out for you and understands what you need is super important too. The area is awesome though and places like Livingston Manor, Callicoon and Narrowsburg are very attractive for the STR market. Feel free to reach out if you have any questions or want to chat.

@Jasmine G. I just signed a contract on 2 properties. One will be LTR and one STR. I didn't want to start in flipping because I felt that it was a lot to take on without experience in the rehab part. But the properties I bought have ended up needing more work than I originally thought and just the planning for this has made me think it should be an option for me in the near future. I wanted to start with buy and hold because of the monthly cash flow, but flipping becomes attractive (at least to me) when you can pair up with someone with experience in that area and learn from them which I may have an opportunity to do, as well as being potentially more lucrative and getting a faster return. Although with the last point, a quick turnaround on a rehab might prove harder during this climate due to availability of good contractors, so that is a potential risk. Hi James

I spend time in the Sullivan County area but didn't actually know about Smallwood until last weekend when I spend half a day there looking at properties! What I learnt was that it is indeed a lovely area and it seemed pretty easy to find places that would cash flow. I"m not sure what your strategy is but I think STR would be the way to go there. Properties are pretty close to each other in Smallwood, but it still seemed really quiet and peaceful and the location as you know is great. None of the ones I saw were suitable because even though most did provide margin, it wasn't what I'd consider enough to make it worth it for me. However to be fair I only saw about 4 or 5 properties and new stuff is coming on regularly. I think if you can find something where you can add enough value I agree that it could be a profitable area for investment. Feel free to DM me if you want to chat more about it.

Hi I'm noticing a number of new investors all for Sullivan County area - perhaps it would be good to set up a newbie mastermind group for this area?  @Matthew M. @Alyssa Czopor @Eli Lederman @Rich Ramjatan any interest? Or anyone else investing in upstate ny around Sullivan, Ulster, Delaware County areas that is interested in being part of a beginners mm group?

Hey Alyssa I struggled with finding an agent for a while but I just got one a couple of months ago and he is excellent! He is an investor himself so understands what we need and what the numbers need to look like to work

He's not on here but his name Richard Dalton - he's with Lazy Meadows Realty although he's anything but!

And yes, STR in that area are renting like crazy at the moment. My friend has a 2 bedroom house which she's renting at $250 a night and she's been full almost every day for the last 4 months.
