@John Sledge Mr. Sledge thank you for the post. Yes Sir, i will put extra due diligence with buying at a good price and taking time to look at comparable ARV properties. Problem is i am not comfortable with making rehab estimates and currently trying to make a baseline.

@John Mocker  I cannot thank you enough for the awesome points on insurance and break down of the different policies. Your post has shown me a lot to look for like making sure coverage incorporates cost of replacement, zoning, liaibilities and adjusting premiums.  I will reach out as i get more specifics on properties i analyze.
