@Thomas Moran want to know if it's legal, contact your State's Real Estate Commission .

I don't think the Real Estate Commission is going anywhere anytime soon (the ones that protect the public from brokers and agents).

Maybe the REC will require all individuals that close more than a couple of RE transactions a year be licensed and they can hire on the out of business agents to monitor real estate e-commerce for violations and unethical practices.

I've bought tax forfeited lands here in Mississippi directly from the Secretary of State website. No auction just submitted my offer and they accepted it. Most properties are under 10k. There's a lot of data to go through to find the right property.

It may take you a long time to find a property for under 10k but you know the NY market. Look for auction leftovers.

@Danny Lambert so, just did one last month. Both buyer and seller used LLC name on the offer, but the owner or manger for the LLC had to have their signature block on the offer and signature.
