Hello I have a question that someone might be able to answer or send me to someone who could. My question is if 2 people equally own a duplex in an LLC and are looking to sell it can one person cash out and pay taxes and the other take their funds and do a 1031 exchange? This is in Washington State if that matters at all.

Might be a simple question but if a rental is sold from an LLC what amount is used to calculate capital gains tax. The sale price or the net amount after commissions, loans, etc. are paid off?

Hello I did a quick search but probably was doing it wrong since I just joined but is there a Real Estate Investing group in Tacoma area? I feel like there should be as it is rather large just wondering if anyone knows when and where some meet?

@Ike Hobbs A question for future reference how does one become a property manager? I plan to include property management into my business plan at some point and I believe there are certain requirements do you know them?

It could be just me but I would work with investors for discounted properties. As of now I am new soooooo any business is better then no business for me at the moment. Either way if you find a potential agent that wants to work with investors you should call, email, text, any agent should at least respond to find out if there is anything they could help you with.

@Chad Carson Good survey a couple of the questions were odd because I have not fully started/achieved and rental income but all in all a great survey! Like most others will like to see the results when they in.

My real estate goals for 2018. 

Really get my business as an agent in the Puget Sound area up and running. Exact number using the 10x formula would be at 80 transactions complete. 

Clear any consumer debt I have and start saving for a fixer upper Duplex-4 Plex in the Tacoma area. 

Clear 10k a month in passive cash flow!
