Is there any advice to give on partnering with an investor to fund your real estate rental? How does it work? Where do I find an investor willing to fund? How do I ask? Also Maybe discuss a possible partnership

Would anyone happen to have any advice on partnering with an investor to gain a renta property. How would you go about asking an investor to fund your deal and where do you find an investor who is willing. I’m currently getting the grip of wholesaling but I’m finding all these different ways to get into real estate with no capital. Does anyone have any advice or help to give? or someone I can discuss a possible partnership with

I am currently working on getting my first wholesale deal but I can’t seem to start. I read and read, but I can never seem to start because I am terrified that people won’t take me seriously because i am 19 or I’m afraid that once I pick up the phone I’ll freeze. Any advice to shoot me in the right direction.
