Partnering with investor to fund your rental?
Would anyone happen to have any advice on partnering with an investor to gain a renta property. How would you go about asking an investor to fund your deal and where do you find an investor who is willing. I’m currently getting the grip of wholesaling but I’m finding all these different ways to get into real estate with no capital. Does anyone have any advice or help to give? or someone I can discuss a possible partnership with

Get creative!
1-Have done several partnerships as a contractor. I would ask you "Orion if i do this deal with you, you owe me one good wholesale deal" It has to have some real meet on the bones though!
2- Show people the advantage you have to get good deals. Right now the most profit in Real estate is how you buy it , or even if it is still around in 6 hours.
3- I will tie down the property, will you buy it and help me get this ready to rent?
I will agree that you will receive 100 percent of the rent for 12 months. Then I become a
20 percent partner for the next year and every year after that 10 percent more. at the end of 5 years we sale the property and split the equity.
You will not receive any rent.
Rents should double in 5 years and the property will be worth $100 K more also.
You get half of 100K . and he gets 50K also and positive cash flow for his payments the whole time!!!
no brainer!!!!
Of course the condition of the house hopefully can be fixed up for about 10K.
If it cost $300,000 to buy and payments are $1600. Rents are $1500. second year rents are $1600. fifth year rents are $2000.
Property sales for $450,000 to $400,000
Then let your partner have all the tax help .
Do this 5 times with 5 partners!!!
