I've started analyzing potential deals in the Tampa market, but when I run the comps, some only give me two even one comp. If I can't find enough comps similar to the house I'm analyzing, does that mean it's a bad deal? The zip code I'm looking at is 33606, Tampa FL.

I've decided I'm going to do virtual wholesaling. I have been researching the best areas to live and/or invest in Tampa, FL. So far my search gave me these places: Davis Island, South and Old Seminole Heights, Historic Ybor, Tampa Heights, Tampa Int. Airport Area, and Couriers city.

Is there any other areas I should consider? Is Tampa even a good place for wholesaling? Any opinion on this is appreciated.

If I purchased a property for rental that required 10,000 in rehab, exactly what work can I do? I know it may varied depending on the condition of the house, but 10,000 seems like somewhere between light-avergae and it would be really helpful if someone could paint a bigger picture for me to understand.

Can I close in Escrow when buying an reo property from the bank? Do banks allow closing in Escrow? I appreciate any response.

I learned about a method where someone can wholesale a REO by transferring 100% LLC membership rights to a buyer. Other than an operating agreement, is there any other documents I need?
