Also - keep an eye on where CopperBay (you can Google) is building new rental homes.  They have big money and are building cookie-cutter brand new rental homes across the city.  If they think the area is good enough to invest in building a brand new rental, it is good enough for me.

hey @brandon koster , i just bought one on Logan!

I bought it with cash, and since i dont want to sink my money into a property and i prefer buying creatively, im gonna flip it

I currently have 4 SFH rentals and put in a offer for a fix and flip and waiting to hear back about that.

The market is super hot right now, houses being sold for asking price (or more), unseen, and within a couple of days if not hours! Too many buyers, not enough sellers.

So with that being said, you need to figure out what your 1)budget is 2) how you want your properties (turn key to fill immediately or doing the BRRRR strategy) 3) finding a good team (realtor, property manager if your going that route, contractor for BRRR's, etc) 4) are you creating a business to do this or just personal, if business, all the other paperwork that follows.

Once you have that in place, (and you might not have it all lined up, that’s ok too) but if your looking to buy right now, if you like a house, you need to pull the trigger quick and commit. It’s a bumpy but fun ride, promise!

Feel free to reach out to me, I’m still “new”, been doing this since 2019, however I’ve gone through some growing pains too!

***Not sure how the other markets are within Iowa, but I know it’s a sellers market so I’m assuming it’s the same all around.

Hey Chelsea!

who r u using as a contractor?

im on that mentorship, regardless what Pierre said, Pace is an amzaing person, im learning so much from his human being, he is making me a better person in my personal life. (its a life coaching mentorship though)

Hey Shawn!

any properties u sell in HSV? :)

im looking in HSV area for more than a year, i know there is alot of competition there, i thought maybe trying to use creative financing, but that wont work in  an marker properties,  so my options are

1) try to get to wholesalers there - im on a list of 2 of them, they dont send alot

2) do some cold calling - im doing that, using a VA in a different market, maybe i should try it in HSV to

and also, im ver confused by the good and bad areas of HSV,..

starting tomorow, we r going into a 3rd(!) quarantine, and the airport will be close, so no visiting Herzlia soon :)
