Hi Ian,

I'm very familiar with that market, and I'm a big fan of it. My mom has a 3/1 with a fenced yard on 10th St, and we received dozens of applications at $1,650. I feel yours is overpriced unless it's smack in the middle of downtown with high-end furnishing.

Please share the listing so we can provide better feedback.

-Andres

Quote from @Ryan Castro:

Hi! I'm looking to connect with Jacksonville Florida investors. I'm an investor based in NY and I'm really interested in Florida because I would love to move there soon. I'd love to network now and offer my help as well to anyone who needs it!

 Hi Ryan!
We live in Jacksonville and invest in off-market properties. Any particular area in Jax that you are interested in?

Thanks!

Hi @Alexander Celestina
Have you considered Palatka (32177)? It's about 45 minutes south of Jacksonvile, but you avoid the headaches of D Class zip codes. The acquisition costs are usually less than Jacksonville's, but the rents and appreciation are almost on par. It's a nice, clean, small town, and several residents work in St. Augustine but choose to live in Palatka due to the lower cost of living.

32208 is another good investment zip code in Jacksonville, but be mindful of flooding issues if the property is close to the Ribault River.

I hope this helps!

Hi Emmanuel,

We would love to help. Just shoot me a DM with what you are looking for and we'll do our best at finding you an off-market property in NE Florida. I'm active in Jacksonville, Clay County, and Palatka.

Thanks!

Hi Roberto!

I've been investing in Jacksonville for three years, and the neighborhoods can vary greatly.
Even though the city is changing rapidly, I would stay away from 32208 and 32209. Certain areas of 32206 can be worth your while, but you need to evaluate them block by block.

A great website is https://www.jaxdailyrecord.com... where you can research what large corporations (jobs) are coming to the area and where the city is actively investing.

I hope this helps, and feel free to reach out if you have any questions.
