I got a phone call from my Property mannager this morning saying that the properties is on fire (electrical issue). here are some facts : no body got injured sience no body was at the house . Renters have renters insurance. I have a cash value insurance . the house is damaged but not total lost +water damage from the fire department. i called my Insurance company right ater I got off the phone with my property manager. some one knows what will be the process from now on ? aveage timeline? and in general , any strategy suggestions ? what would you do thanks

so how do you estimate rehab costs with out being in the property ?

Hello you all .(sorry for any English mistakes if there is any, English is not my first language ). In case j Scott reading this post , hello to you too . My name is OR (means light in Hebrew)and I’m from Las Vegas . I’m currently reading the book on flipping houses by j Scott , And also watch all bunch of videos on how to flip houses . I’m 25 years old and I’m fully own 2 property that provide me some nice cash flow every month . I am making a very fair income every year and financial stable . I would like , slowly and safety to quit my job even tho I’m making a nice income there and growing into real estate which this is where I really want to be . As I read the Book on flipping houses I’m starting to look for my first deal . I spoke with few agents and hard money lenders and also to some friends of mine and they all say regarding “finding my next deal “ that it’s a very tight market right now and it’s very hard to find deals . Here is my questions : -Is flipping houses is sill a good business on today market ? -how many deals a good investor can get in today market a year ? J Scott in case you read it : Thank you for the book . What year did you publish it by the way?
