I agree with Brian, network and connect with the people who are doing the business model you are striving for and see if you can find a local mentor or work for a turnkey investment company. I actually know one that might be hiring. PM if you're interested.

I run a real estate investment company, Captain Save A Home LLC out of Milwaukee with my partner @Rebecca Knox 

We come across many wholesale deals in Greater Milwaukee and Racine/Kenosha county. We also come across deals in Waukesha and Ozaukee but those tend to be more rehab opportunities. 

Additionally, I am a licensed real estate agent and help run a local real estate investment meetup group here in Milwaukee that meets the last Saturday of each month.

It sounds like REIS has a pretty good setup especially as it pertains to evictions.

Milwaukee Hard Money or do a search for "Hard Money Wisconsin' here in BP and you will see other potential sources as well.

Sendi, Milwaukee Hard Money's criteria is on the Facebook group too if that helps but I know that Brew City lined up some PML's to speak at the next event.  William who posted on this thread is connected with Milwaukee Hard Money as well.  Also, when you get the deal and the numbers are right, you shouldn't have an issue finding the money.  If the deal can't get funded, it's typically protecting you by telling you the deal is not so good.

Oconomowoc and Mequon would be more rehab areas then rentals.  I would suggest maybe Waukesha before either of those two suburbs for the types of properties you are describing; you'd have a better shot.  

If you do not have an MLS search set up, perhaps that would help for you to get a better understanding of the Oconomowoc and Mequon market. I'm a licensed realtor as well and would be more than happy to help you with that.

Although I have been learning from Bigger Pockets for at least 4-5 years, this is the first time I have posted. I accredit this site as one of my main tools and inspirations to get in to REI.
