Thanks for the information Anastasia.

In my case the properties are vacant lots or undeveloped land tracts. I look for land that I wouldn't mind keeping if it isn't redeemed or if it is I still get the 12% interest on my money. I am new to this and don't want to lose my initial investment. My main concern is making an error and not being able to at least get my money back. I won't be putting any money into the property other than buying the lien and keeping the property taxes current.

I am fairly new to BP and the more I read and research the more questions I have. My next question is... I downloaded the transcript of tax delinquent land available for sale in Jefferson county Alabama and found several properties listed that from my research the person listed on the county tax records is deceased. Could these properties be voided sales if I purchase them? What road blocks could I possibly run into if I proceed with sending the monies to the state of Alabama? Is it possible to not be able to recover the initial money you invest into buying a tax lien from the state?

What in layman's terms does taking exclusive  / adverse possession of a property in Alabama mean when you have purchased a tax certificate or received a tax deed for vacant land? Some of the forum discussions here mention that possession gets the clock ticking when you are pursuing to quiet the title. I guess my question is how do you take adverse or exclusive possession of vacant or undeveloped properties?

 I see from the posts it is important to take possession of the property to get the clock ticking. What is considered possession say for vacant lots or land that you are buying the tax certificate or tax deed on? Signs, etc...

Hello BP, I just received an email from the state of Alabama that a tax lien I had applied for was available for purchase. The land is a 2.5 acre piece of land that is undeveloped in a rural area. The date of the tax sale to the state was 5/19/2015. My question is if I purchase the tax lien and I need to add a small road way to gain access to the property from a county road would that expense be paid back to me if the owner redeems the property? There is no access to the property from anywhere else by the way. The property has county road frontage but needs a small road added to drive a vehicle on to it.

I have found a 5 acre parcel of land that is showing up on the county website as tax delinquent. The owner is listed as "Doe Jane A. Heirs of". The tax sale to the state was 5/24/2016.

 If I submit an application to the state to acquire the property can the sale be voided by the heirs if they choose to redeem the property? The tax assessor information does not show an instrument # for me to check it out on the Landmark web site for Jefferson county. I am new at this, so I hope my question is not too confusing.  I guess in summary is a property tax owner shown as "Heirs of" a sticky situation that a newbie shouldn't get into when trying to acquire tax delinquent parcels?

Thank you for the information Denise. One more question If the state has the property, would it be wise to have a title search done prior to obtaining the tax certificatre?
