20% cash on cash is possible, but very difficult to do without getting your hands dirty (ie, sourcing the deal, closing it with next to nothing down, and then managing the asset to perfection).

We are focused on acquiring multi tenant, small bay industrial warehouse and wanted to ask if any of you are using underwriting software when analyzing deals?

Currently, we use an in-house model built out over time and would like to find something which is more user friendly. I have searched Google for options, but most of them are geared toward multi family, which is a different beast.

I'd appreciate recommendations for a system that can be used for the following:

- Multi tenant warehouses

- GP/LP returns

- Waterfall structures

- Staggered lease renewals

- Calculating investor returns for different classes (eg preferred equity V common equity)

To your post: I have been heavily focused on the TX market great macro economics and great deals off market. The south is the place for massive gains and growth. As Dave stated the market current gains reside in improve/add. I have even seen prices sore in Foreclosure/auctions. I recently attended a Baltimore outdoor auction via virtually from Tel-Aviv and even the opening and closing bids were extremely high for the Bmore Auction market.

Hi guys,

I would love to hear some thoughts from established multifamily investors and syndicators. 

We are a Tel Aviv based real estate investment firm looking to bring foreign capital into value add deals in partnership with Florida based operators. We have experience in single family (we have assets in Miami, London and Tel Aviv), yet we are relatively new to MF.

The question I have is, with the South Florida market as hot as it is are you continuing to buy there, in spite of the compressed cash flow, or are you looking further afield? Consequently, if you have decided to stop investing in S. Florida, what indicators would you be looking for to get back in?

All thoughts/opinions would be welcome.

We're looking at C properties in B locations. Or better still a C location that is in the process of upgrading to a B! What area of the business do you specialize in?
