Who knows whether any of these tax deductions will survive tax reform anyway?! Don’t make ANY life-changing,tax-based decisions until Trump and Congress are done with their musical chairs!! My $0:02.

I live in St Johns.

And almost all my portfolio is in Riverside west of the river.

The areas you're interested in typically do not provide value for investors.They are mostly now made for owner occupiers.

$100k will struggle.

Responsible use of leverage is healthy.

That is after all why we all prefer real estate to stocks.

If you buy in a reasonably priced market and buy only good deals,a patient buy and hold strategy will provide you with a favorable refinancing option within 5 years with significant cash out.

I have also done cash out refy as soon as 6-12 months or even within a week of a purchase on my most recent deal (using the delayed finance exemption).

A  lot will obviously depend on how you acquired the assets.

Paying out of pocket cash vs Hard Money vs conventional loan will determine how quickly you will need to or can refy.

But like I mentioned in the blog,I plan to write a follow up with specific details of the refinance on each deal.

There's definitely room to grow,and there's nothing wrong with outrageously fortunate deals.

This post was just begging to be written to encourage the less radical BP members that real wealth is also possible and does happen everyday  to ordinary folks without sourcing funds from a hundred different investors and being a slave to their every whim.

I wanted to pull out the largest dead equity first to fund the larger deals this year.

The one advantage of focusing on smaller multis instead of SFRs from the beginning is that I still have less than 10 loans all said and done.

So all I've done is cash out refy 3 of those bought with my line of credit into 30-year fixed mortgages.

Different lenders:Ameris/Quicken/Loan Depot-all bread and butter conventional Fanny and Freddy loans.

Money is cheap and so easy right now.So it's an opportunity investors need to take advantage of.

I compiled an actual diary of 6 years worth of my own personal real life real estate deals.

Complete with all numbers and photos.

Just so you know it's not all sexy and fancy all the time.

Ordinary people still build wealth every day...the old fashioned way.

Without some fancy strategy of "syndication" or super-risky use of leverage.

No loans from dad and mom.

Nothing.

Just common sense traditional disciplined investing.
