Intelligence is the ability to simultaneously hold two opposing views and yet remain sane and productive. Everyone here who is bashing the OP suffer from cognitive dissonance. It probably hurts because it reveals what theyā€™ve been subconsciously ignoring. For example, Like tons of other BP users,Iā€™ve read so much material here over the years touting the superiority of large apartment deals over smaller ones. Itā€™s a key reason Grant Cardoneā€™s podcast remains the most popular in BPā€™s entire podcasting history. However, Having just made the switch myself and had the first hand experience,the reality is way different. No one remembers to tell you how much bigger the surprise expenses are with the bigger deals. One roof,one boiler needing replacing could simultaneously wipe out your reserves PLUS entire yearā€™s cash flow EVEN after accounting for CapEx and repairs in your BP calculator for your original LOI. At least with my duplexes,I can replace a roof for $7000.And all my duplexes donā€™t ever need new roofs all at once. My apartmentā€™s roof cost $30k just last month. Again, No need shooting the messenger. Appreciate the little voice that keeps you humble. ā€œFrom 0 to 100 units to $10M in real estateā€ etc makes for good click bait....But the reality is way different.Ask them for their P&L. When the equity investors fall out with the syndicator forcing an immediate sale,the syndicator may need to be on suicide watch. Thatā€™s before we even get into law suits and legal costs. Remain humble and learn. Shalom.

We are looking for a 35-50 unit apartment complex that we can buy for $1m-$1.25m.

Must be class B building in a grade B/C area.

Primarily looking in warmer states.

Will consider a screaming deal in the Midwest.

Minimum COC ROI of 10%

Value-add is an advantage but will consider stabilized assets that qualify.

Financing already lined up.

Iā€™m actially surprised they closed the loan knowing you did a credit card cash advance.

Thatā€™s one of the things they always frown on.

In fact,on one of my cash out refys,they insisted on paying off my outstanding credit card balances from the proceeds before sending whatever was left into my account.

Money that you put in an IRA is still stock market-dependent. Itā€™s our of your hands,out of your control. Donā€™t ever exceed any contribution amount matched by your employer. I even say forget about any Roth IRA account. Only what your employer matches in a 401K. Period. You gotta claim the free money. Save everything else to invest in income real estate. Then watch it closely with your own eyes. They are the best eyes possible. ā€œDiversificationā€ is for those who donā€™t know what theyā€™re doing. Get educated. Put all your eggs in one giant basket. Your basket. Then watch the basket like a mother-so and so. Sit beside it and guard it with a semi-automatic if you have to. Thatā€™s what I do. Good luck.

That would be a concern to me as an owner of several properties. I know privacy is dead in 2017,but still,this is just a bit scary.
