Post: Propstream or Batchleads which one you prefer?

Hello, I am trying to put together a list of multifamily owners. At the moment I have batchleads and I can use postcards to market but there is no way to customize the cards, the only thing you can do is change the text and phone number.  Also it seems as if I get a smaller list when I do a search than any other sites such as listsource. I was thinking of switching to propstream but would like other users thoughts.

Can anyone share their thoughts and/or their success with either one?

Quote from @Omayra C.: thank you

Hello,

I am looking for a direct mail service company that will print postcards with a handwritten font. Most of the ones I have looked at provide templates which is fine,  but I would like to edit the text. Which companies are investors  using for direct mail campaigns? I will be sending these postcards to multifamily owners. Thanks in advance.

Try https://www.ballpointmarketing.com/real-estate-investor-dire... my broker has used them in the past.

Hey Omayra, I am currently an investment real estate agent in Philadelphia. There's a lot of properties available for great rental cash flow or fix and flip.

Thank you @Aliyyah Carter, I think I would like to stay in the midwest. But thank you for your response.

@Omayra C.- we really like Columbus, Cincinnati and parts of Cleveland (you need to be careful here because of neighborhoods and the city requires properties to be brought to code when the title transfers). There are also sub markets like Middletown that are super interesting!

@Ali Nichols thank you. I will keep that in mind.

Thank you all for your replies.  I think I am going to do my research on Cleveland and Columbus, OH for now. I am hoping I can find something in one or the other.  First I am wanting to find a good investor friendly agent in those areas that can help me and also find a good property management company. Thanks again.

The brokerage I work in, Reafco, are all specialized investor-friendly agents. We have systems and processes in place to find off-market deals in the Cleveland and Columbus area. We are investors ourselves!

Let me know if you would like more info, and I can DM you, and I can share the graded map we have of all the A-F class properties.

Yes please send me some information. Thank you.

@Ali Nichols Where in the Midwest? Indiana, Ohio? I did some research and some people love Milwaukee but the property tax rate there is 2.57% which is doubled the us average.

Quote from @Amara Berg:

If you are looking for just a return I would start by determining what return you would need. Think of your cash flow monthly and also how it relates to what you've invested (IE your cash on cash), as well as the cap rate. Each market is different. I'm in San Diego where the cap rates on Multi range from 3-5%. I read a report earlier on Fort Lauderdale that was published by Marcus and Millichap. They publish great information about what markets are thriving, emerging, declining, and so forth. They also do a good job of outlining the net absorption rates. Also, I would hire a good real estate agent to find you off-market deals. I wish you the best! Amara

Thank you for your response.  I look at that report all the time.  In regards to a real estate agent, until I find a new market to invest I can't do that. As soon as i find a good market I will find an agent. Thanks again.

Hello,

I am looking to purchase small multifamily properties from 4 to 12 units. Does anyone know which cities have the best cash flow markets? I am in Orlando Florida but I cannot find any good cash flow properties here.
