 hello David, thank you for reaching out. so I took a class from a wholesaler who gave me the contracts and a website that I could use he also gave me a list that I could follow step 1 was to find a title company then from there connect with investors and buyers to build a relationship with them after that I could find the arv of the home and motivate the seller then to motivate the buyer if all goes good with the seller 


Omar, 

Before wholesaling, you need to know what makes a property a good deal for an investor, regardless of the exit strategy. That's why it all starts on the acquisition side. You can begin by understanding how to run numbers for a fix and flip, so you can reverse engineer the process and come up with your offer.



 good morning David, so that would be like finding the arv, the cost of how much a home would need to be built up again ?

Building a buyers list is a catch-22. No buyers are going to talk to you or get on your distribution list if you've never locked up a property, so you have to network and start getting properties under contract. Once you get them under contract, your repair costs and ARV need to be correct and your spread fair to have any chance getting a buyer to look.


 so the best thing I can do is automatically jump into a project and from there I could hopefully find a buyer. I do know no matter what I will end up finding one, just from the class I took I was told to build a relationship first with one who was willing to work together whenever I have a house under contract

hi, my name is Omar and I have recently been focused on my wholesaling journey one key thing that all real estate agents and everyone is the real estate business needs is a buyer. If anyone knows the best way I can search for a buyer that would be great I also have questions about if you are able to go some place exactly to find those buyers and sellers of homes off market.
