This is actually about a lead I received today. I am going to see the property tomorrow and was wondering how to work that into my total rehab estimate. Thanks! @Sharad M. 

Is there a general rule of thumb to estimating the cost of finishing a basement. Say there's nothing but wood and concrete.

Got a lead on a main road. How should I find good comps if they're all in neighborhoods but this house isn't?

@Jim Viens Nice! What I'm finding is that my County Tax Assessors office isn't listing a mailing address on their website, just the basic owner information and property info.

Simple, maybe not so simple question for you guys.

Where can I find a list of landlords in specific areas? (zip codes, counties, ect.)

I am aware of ListSource, I am just wondering landlords are on public record for FREE. Or smaller fee.

Whats up fellow BP'ers? I planning on starting a cold calling to homeowners in a few target areas that fit my criteria this week and my question is where can I find a pone numbers for these properties? I'm aiming to talk to 10 people/day in hopes of 10 leads per week. I've been on Whitepages and they sometimes have phone numbers of people associated with that property. I know that I can get their pro service for $20/month and receive cell phone numbers and more up to date information, but thats limited to a certain number of records per month(something like 15) and I'll need a lot more files than that to reach my goal. For more up to date contact numbers, I'll have to pay a lot more than that per month.

Anyhoozies, I say all that to say that I need a source for contact information. I'm targeting landlords and owner occupants who have negative equity.

I'm going to see an occupied property today and I was just wanting to know what questions should I be asking the seller throughout the walk through besides repairs and what not that will give me a better understanding what I'm offering on!?
