I will not recommend buying empty lots in Irvington, you will be better off buying a 2 or 3 family REO cash at a steep discount.I won't touch any property in Irvington unless I can buy for at less than 25 cent on the dollar of the ARV .

I currently live in Irvington near Irvington park , I also own 3 rental properties near Irvington park I must say I have not had any problems with my tenants .

who is paying 1500 for a 2 bedroom  in that park of Newark. Stop misleading investors

If you are gonna be house hacking I can recommend  a small  bank out here in New Jersey that will give you half of your closing cost as long as you are buying in an area that has more than 1/2 of the population Black  or Hispanic . You could buy up to a 4 unit. You don't have to be low income buyer to qualify . This program is for first time home buyers
