Seems like West Palm Beach Municipality impose a Licence over owners to rent properties by a year. (not turistic).

I purchased some properties on last November and on two of them, inherited problematic tenants filed claims at the Municipality saying my Co. had not licence to rent and many other false and some real claims about problems with the apartment.

So the inspector put enforceable notice on the front door and wrote that he view the problems inside the apartment (false). Is that possible.

Do you know something about that and strategies to follow?

The plumber that inspected today said: "I took a look at the bathroom and it isn't just caulk that is the problem, I am pretty sure it's the trap for the bath tub. In think you are going to have to remove the tub and fix the trap that is encased in concrete. The condo manager ran the water for me in the tub and it was leaking through the concrete right at the trap."

What do you think ?

What is needed to do?

How much the cost estimate?

Today I hire a plumber from Thumbtack but we can't reach my tenant by phone yet. 

I will wrote hear what the plumber say about the cause.

The problem is I'm not there, I'm overseas, because I'm a foreign investor. So I need to trust in somebody else and give this advice to facilitate the fixing. I haven't a plumber or a handyman there. The one I had showed to be not honest because reported works done that was not done. So as I haven't a handyman and the problem requires an urgent solution because of the owner of the unit downstairs, the manager of the Condominium will send his plumber and bill me. He refused to give one previous estimate as I asked.

Hi David, thanks for your offer and success with your investments.

I have a problem in one apartment in the 2nd floor that have a leak in the bathtub. 

The problem doesn't occurs when the tenant take a shower, only when take a bath in the tub. The water emerge from two cracked tiles and also obviously goes down on the ceiling of the down apartment of the 1st floor.

I think the problem is in the drainage but I don't know exactly where can be.

Also I think the better board is from one hole in the ceiling of the downstairs unit.

I would appreciate your ideas on this issue.
