Thanks for the replies @Josh Brook and @Evan Polaski. Yes, more frequent cleaning is essential at this time. Virtual showings are going to be tricky, but I agree that there isn't a better alternative.

Evan, I don't really invest in Santa Cruz yet - aside from my primary residence, that is. But I'm always on the lookout here for a deal that pencils out!

How do you think operations should change for apartment buildings in this Coronavirus times?

More frequent cleaning of common spaces? 

Notices about washing hands, or detecting if you might be infected?

What are you doing, or planning to do differently in response to the Coronavirus?

@Robbie Reutzel, I wanted to clarify a comment you made about doing deals "direct to seller". Do you mean that these deals don't involve buyer/seller agents? If so, are there reasons to do this aside from the seller saving on the commissions they would have to pay?

Hi Rob,

Treat the HOA as just another cost. If the deal makes sense considering this additional cost, then it does!

Also consider that the HOA might reduce some of your other expenses. Certainly contact the HOA and discover what they're responsible for. The HOA on one of my properties HOA maintains the grounds and takes care of snow/ice removal etc, so thats a cost I don't have to worry about. Your HOA might cover replacement of the roof that you're worried about. You don't know until you have all the facts.

Finally, I'd certainly find out if the HOA has an opinion about renting vs owner occupied. Not something you want to discover later on!

@Annelyse Finley I'm doing the same thing, except I'm driving up from Santa Cruz, lol. 

If this is anything like the last summit, the networking and informal discussions on Saturday night alone will be worth the price of the whole weekend. Last time, I got the info and connections I needed to start investing out of state.
