Naw, you cant use race as a basis for rental. You can systematically not rent to blacks or whites if you chose but you will be in deep waters if found out. Being a black man with an ex white wife please dont say no to either groups. Bad tenants come in all shapes, color and religion....😀😀

Go to college. Get a marketable degree which will help you make money to use for your investment dreams. While doing the schooling get your license on the side and do RE part time. Trust me, you won't regret it.

At one point in my life I was an illegal immigrant. Student Visa expired and had to wait for for one year for USIS to sort my residency out. I had to change accommodation during that time and I was working for cash. My new landlord a rental company didnt care. They wished me well and rented to me. I ended up living there for 5 years and that was because the company decided to turn the units to condos and sell. If you have to evict let it not be because of their status but rather because you have to. It is your property.

@Laureen Youngblood checked up on Neptune as you recommended but it's a bit on the pricey side for a rental (I think). Any recommendations on good rigid core that is more price friendly. Based on my digging the general advice is SPC, from 5mm thickness, 20mil wear layer. Some many out there I am stuck. Cant say which is good and will priced.

@Nathan G. I allowed my wife to buy a property on my behalf. I was out of the country. Came back and found out that the seller did not make any of the repairs listed on the inspection report. Flooring was never finished (they hid it with their stuff during inspection) pantry was extended into the garage so only one car can fit there. And others.

@Margie Brooke Just use investment percentage as a basis for profit sharing. Table all your costs and all your friends cost, sum all to determine total costs and use each individual cost to determine each persons investment percentage. Use the percentage to determine each persons share of the profit.

@Keith Lewis You are a God send. I will be looking this weekend (HD, Lowes, Floor & Decor etc) using your criteria. I will let you know the names of the ones I like for your opinion. I use Favor cleaner by Johnson & Johnson for the floor in the apartment I am renting, cant tell if its vinyl or laminate but they have it in the bathroom and kitchen and I know its definately not wood and I dont think its floating either but the cleaner does a good job. Do you know this cleaner and do you approve? My 2nd question, is a glued down vinyl plank better than a floating one for rentals?
