How much was your EMD? Knowing that the purchase price is $115k I can't imagine that EMD was more then $1k, I guess. 
When you get out of all of this fire your RE agent. 


Thanks Aleksandar. You're right, the EMD is $1k.

So we are under contact with a house built in 1904. The purchase price is 115k. Seems like a good deal because it will cash flow. The main problem is with the repairs. We relied on 2 contractors who estimated the repairs to about 50k which would work (even at 60k). They both have good referrals and work with investors but because they didn't want to give detailed scope of work, we looked for another contractor who flips about 20 houses a year in the area and has good referrals. He suggested we walk away because 50k would just be a bandaid. To bring it up to an okay condition he thinks it will cost about 100k. Plus we contacted a PM who thinks only section8 would rent there because of crime. It would still cash flow even if Section8 but only if the repairs remain under 60k. The inspection report indicates bowed/out of plumb foundation walls and floor structure issues which the 2 contractors (one of these guys think they can bring floors up at least 85%) think is not a big deal but not the 3rd one. The roof is a rubber flat roof, the 2 think they can just patch it and it would be okay for another 5 to 10 yrs and the 3rd think it should be replaced. It has no cooling and only has baseboard heat so not sure about ductwork. The 3rd contractor thinks we need to replace all the water pipes because of the age of the house since they are probably lead pipes.

What would you do? This is our first deal, we should be closing in about 2 weeks and are freaking out. Our agent is saying that at this point we can't walk away without opening ourselves up to legal actions.

This makes it seem like  you have to have a property manager.  I did a search  BP about Virginia Beach Property Managers, and it seems that they are not worth cost of a months rent and 8 ot 10%

Can someone tell me the work around for this issue or recommend a good property manager?


 First time hearing this. We don't have anything in VB but that's good to know. I'll check with my agent and let you know if still interested.

I’ve used Renter’s Warehouse for 3+ years to manage 1 unit in VB. They’re not great but not terrible. I don’t like that I don’t have one single assigned contact. Have to contact their generic “info@renterswarehouse” email or whatever. Not sure their current rates. But I got lucky with $89/month 3 years ago.

And then the customer always has the nerve to ask why the project is running over the original schedule completion date........ 🤣

If this is a small job under $2500 labor- flooring. painting, new cabinets and you called four contractors and are revealing you are shopping five guys then a contractor might not have the time or desire to teach you.

If this is a whole house rehab or stick built then you need everything itemized, plans, specs, and costs all itemized. If you have a construction loan the lender will manage expectations.

I get the feeling you are somewhere in between. Find a contractor recommended by two investors who did similar jobs. Get real plans written up. You be specific as to the parts, finishes, time frames, and job site you want to run. Your boots on ground daily with a notebook. DO NOT CHANGE one thing after you have your plans and contract agreed upon. Order parts and store in lock down location. Consider this boot camp.
