@Erik Stenbakken @John Underwood That totally makes sense! I do like the smaller properties because occupancy tends to stay pretty high and consistence and costs generally are low, but I know we are also missing out on the really great returns on some of the larger properties. There is reason to have some of the larger properties particularly near the wineries for bachelorettes, girls weekends, and such, and it isn't really being done. Will look into it further though!! Thanks so much for the input

Hi there,

I am currently looking at some STR properties in the Bentonville, VA market and would convert them to STRs. Already talked to the Warren County office and they said it's a 3 month process to get STRs approved but in general the process seems to be pretty straight forward if you aren't in a HOA or in town.

I have a property in the area that is a smaller 2bed/1bath that does really well and I feel very comfotable with the 3 bed numbers, but once we get to the higher range properties 3-4 bedrooms and properties that I would consider to be luxury stays for large groups, I am finding it hard to make the numbers reallyyyy make sense at a $300 ADR. And I am not sure if that's because luxury property rentals just don't have the same ADR here in comparison to other markets - in a lot of other markets even as far as West Virginia in harpers ferry you can easily charge $800+ in those markets, whereas in


We haven't purchased the area in Airdna or Pricelabs as we are just looking at the data at a high level right now before we commit to that one area since we are looking at a couple of other properties too. But does anyone else have any other luxury short term rentals in the area? how has your property performed? would love to chat with you more!

@Joseph Cacciapaglia yes definitely would be building own foundation. I would want it to be a permanent structure and not one that you could just pick up and move. Joseph I would love to talk to you more about that - will DM you!

@Chris Jeub Yes that totally makes sense. I am actually  just joined Heather Blanketships RV Park and Glamping Mastermind and am excited to learn more about it as I definitely want to get into this more in the future! Did you get financing on the land and then just purchase the units outright?

Got it okay. Thanks for the advice. I’ve seen some folks do it successfully so I’ve always been curious as the barrier to entry in terms of cost is way lower. $50K-$200K depending on what you’re going for. And finding decent cash flowing STRs in that range are much harder to come by after the COVID inflation. Maybe they work better on larger sites that are zoned for RV parks / tiny homes / glamping etc.

Hiya! What are the best self directed IRAs for investing in real estate? Right now I have most of my money in my 401K with Fidelity but I want to just invest up to my match in my company 401K then switch the rest over to a self directed IRA

Do you mind me asking what area in New Orleans? I too am trying to find  my first duplex to live in on one side and rent out the other side but I am finding it hard to find any areas that I would feel safe in where cost for a duplex is < $350K

Also not sure if the duplex is already fixed up or not, but couldn’t you do some cosmetic touch ups to gain some equity? I’ve noticed most NoLa houses, particularly in the lower price range generally need a bit of a face lift.
