Hello,

Gathering some more info here before finalizing my investment strategy and curious if anyone knows if it's possible to use something like the FHA 203K loan, but on a traditional loan instead. I've heard from the podcast/books that if acquiring an FHA loan on a property that is in need of some rehab, you can use a 203K loan to roll the rehab costs into the loan itself.

This sounds ideal if the plan is to househack, but if my plan is not to househack and to just use a traditional loan, I'm wondering if there are any options out there similar to the FHA 203K loan that will allow the rehab costs to be rolled into a traditional loan. Hopefully my question makes sense but let me know if anything is unclear.

Hello,

I am trying to determine the ARV / Rehab costs of a property and looking to speak with contractors who are familiar with the Ridgecrest, Shoreline area who can help me determine what the numbers are for a 1620 square foot, 2 story house.

@Farrukh Amini thank you for sharing your story! Amazing all that you have accomplished so far, it serves as a real inspiration. If you don't mind sharing, what were some of the big ticket items for the rehab of your first property? Also, were you doing a live-in rehab or had you secured living arrangements outside of the property until it was fully move in ready?

@Erik W. First off, thank you so much for sharing, I appreciate the points you've mentioned here and will consider them for sure. Apologies for the confusion, this thread is getting messy because I was asked what I'm trying to do with real estate in the comments. My initial plan was to house hack in NYC. I want to explore other options though, so this particular post was intended ONLY to find out people's experiences with investing out of state. This post is NOT for house hacking advice, I have another post specifically for that to get people's experience. I'm just trying to gather information from people who have done something I may potentially want to do to better weigh out my options.

@Ryan Cleary hey good morning, thanks so much for your response. I had to look up Nassau (I’m not originally from NYC and had no clue where that was haha) and unfortunately that is too far away from my area of preference. I’m looking for property that is reasonably close to Manhattan which isn’t the easiest so just wondering if anyone has had any success with this.

@Raul R. Good morning, thanks so much for the input! I actually have David Greene’s book however I ordered it in a bundle with a few others and am currently in the middle of one of those. I was planning on reading about house hacking next but might go for David’s LDREI one instead. I’ll have a better idea of which strategy I’ll want to use for my first rental by then, which will determine that next book. Was your first rental investment out of state? If so I’d love to connect with you more if I have any further questions about your experience if thats cool :)
