Is there any point in making a negative review of a PM company on the BBB website if you don't want to get legal about it, but want other people to know your experience so they might think twice about calling that company? Our (former) PM neglected to inspect our property for a long enough period that it is taking thousands of dollars just to clean it up, not even updating, just cleaning it up. And then I discovered an interesting paragraph on his website where he stated that he doesn't take app fees or do credit checks, just needs to know the prospective tenant's address history and current employment. Interestingly enough, one of the tenants on the previous lease agreement had a criminal record, but I suppose there's something in the fair housing act that allows for that. Anyway, I was wondering about the value of a BBB report, and thought I'd ask.

Good question Joel. Since we never set out to be landlords, much less long distance landlords, I'm just hoping to get out of it with some cash to help pay down the mortgage on the house we're living in.

I didn't know the PM could do an analysis for us, and hadn't thought to ask for anything like that because we kind of irritated him by asking him why the rent hadn't been paid and why the neighbors (who had to literally track us down) were contacting us about the lack of care that the yard was receiving. Frankly, I'm not sure if we'll be able to ask him for any help at all because he figures there's nothing in it for him if we put the house on the market.
Thanks for the suggestion, I might try asking anyway.

Thanks, Bill. We've actually discussed that with the pm, and he let us know his license is for commercial and apartments so we might want to list with a SFH type realtor. But he'd be glad to handle the paperwork if it involved an existing tenant. We do have a realtor friend we can check with, however. Appreciate your feedback.

We've got a nice single family home in Idaho Falls that we've been renting out over the past 9 years. (It was originally intended to be our home) So far it's worked out ok, with only a couple of "hiccups" over the years, but we'd like to get out of the landlord business eventually, and sooner than later.

My questions are: 1) if we were to put it up for sale, would it be better to take advantage of the timing between tenants when it is empty? 2) Would it be reasonable and/or prudent to ask our current PM to stay on and offer to pay him the same rate he's been getting from the rent? and, 3) If we did that, should we draw up another agreement in keeping with any new, tenantless agreement?

We're currently dealing with a non payment situation, which doesn't help, so we're already losing money and there are repairs that will have to be made before putting it on the market. We're not in a position to drive (21 hrs) up there and supervise anything which is why having a PM is pretty critical. Sure would appreciate some thoughts on this.
