Im sure you could find a private lender or credit union to provide a HELOC on a rental property. And yes you can get a HELOC in 1st position.

I don't know much about EXIT and what they offer, however, I can speak of Keller Williams as they have and do a extensive amount of workshops and classes for new realtors. This can help jump start your career in Real Estate if you have any passion to do so. I am part time as well and have learned a ton already from the classes. 

I think choosing the right brokerage is all about finding the best fit for yourself. Some people have different preferences like everything else in life and every Real Estate brokerage has a different so called style about doing business.

I think its more wise to reduce debt before investing. Investing can still have it downfalls and you wouldn't want to be stuck with double debt somehow. I could be totally wrong but I would be more worried about paying down debt rather than investing. You could explore other ways of generating income without risking much of your money or liability such as wholesaling on the side.

I would be interested in providing 80% at low rates for profit share. If you can fund 20% and the rehab for deals it would be smooth and lucrative.
