Thank you for your insight, this is actually what i ended up doing. After reviewing the market, i noticed that homes with more bedrooms did sell for higher prices, but they take a lot longer to sell. The community is 80% retired seniors, so to your point i guess this is why. Most households in the area are 1 to 2 people age 60 and up. I decided to go with a 3/2.5 house increasing the common area footprint. Thank you again for your comments.

Hey everyone,

Im building a couple of houses in west FL and was unsure on how to decide between building a 3 bed home with 2.5 bath and a larger footprint for the living/kitchen/den, or build a 4 bd 3 bath with a tighter footprint on the living/kitchen/den area. How do i go about in making this decision? What should i consider?

Hello everyone,

I have recently acquired several SFH Lots in florida with an area of 10,000 -14,000 sqft. and plan on doing Pre-development to then exit by selling to a contractor, wholesaler, homeowner or investor (i will not take on the construction phase). In pre-development, I intend to create an attractive design that fits the neighborhood, submit plans to the city and have all the approvals at hand to begin construction. The lots are in an area where comps for the type of house we want to proyect go from 350k to 600k. This said, i would appreciate any insight regarding 2 topics:

1- How do I value the property after i have completed Pre-development? How do i know how much the value i added to the property is worth?

2- how much should i expect to spend on permitting and architects?

I would also appreciate any tips that I should consider. This is the first time I try this.

thank you for your messages, i truly appreciate it. Currently i have been looking at the port charlotte market and am considering buying land there. I have a realtor that i contacted, and feel like i am close to making the final decision. This said I continue to analyze diferent markets to see where would be a good place to invest and my bigest issue is narroing down based only on metrics as i dont live in these areas. Living in miami, i dont find many interesting opportunities at the pricepoints that i can currently afford. Are there any markets that you would recommend i look at?

Hello everyone,

I’ve been studying real estate investing for quite some time now, but can’t seem to take the next step of actually investing. I am currently based in miami and have been looking into multifamily investing for over 4 years now… i know, its been a long time.

I have studied all of the different real estate investing strategies and valuation methods and feel very confident with my number skills, but struggle immensely with narrowing down markets and the strategy that i should choose. I get overwhelmed by the never ending amount of states, cities, counties and neighborhoods, and the different variations of investing such as flipping, renting (short or long term), developing, value add, wholesaling, or buying flat out land.

At this point i have managed to save up some cash and have the thirst of getting started. I would greatly appreciate if anyone with past investing experience would be able to jump on a call, or connect via email to help me make that next step and help me get the final boost of confidence i need to finally begin the real estate investing journey.
