I have a court ordered judgement against a tenant for non-payment.  The tenant has moved out of state.  How can I be sure it attaches to her credit report/score, so that someday she may be aware of it and take care of it?

Thanks

If there is more than one number, there is an average...

Hello,

For a 3-unit rental.  What is the current average rate for seller financing with 15-20% down payment?

Thanks!

Hello,

I have a rental that I want to sell through owner financing on a 10-15 year mortgage. I do not want to transfer the deed until it is payed for.  The buyer wants to be able to show banks that he is building equity in the property.  How can we do this?

Thanks!

I shoot for 20%

Greg, Thanks for the response to this question.  In this example to net 20% at a sale price of 425k, less lot cost of 60k the building cost is $110/sq. ft.  Also a well and septic are required.  I've been reading and hearing that it is very difficult to build for under $150 especially in this current labor constrained market.

@Jay Hinrichs and @Greg Dickerson,

How can one find quality builders who will build for less than $110/sq. ft?

Thanks

How can small developers out-maneuver/compete against large scale builders who are flooding a growing market?

Are there any advantages small scale builders can leverage to compete against the big players?

Thank you!

That is a much lower rate than people are usually quoted.  I would like to know more about how they are able to offer such a low cost per square foot.

Thanks

How do the politics play out in development, and what are some of the best ways to navigate them?  Are there common problems with "who you know" issues?

Does $70/sq ft include materials only?
