Hello,

Seeking suggestions for the following issue.

 I'd like to make an offer on a property that is not for sale and lived in by a 90+ individual.  It is currently owned by a family trust. I do not want to ask the person to leave, but would like them to leave when their ready.  I'm only trying to secure the property before they leave/pass on and list it for sale elsewhere.

A requirement is this is done in a respectable way.

Challenge:  How to make a respectable offer to a senior who is not selling their house.  The goal is to secure the house before it hits the open market (which will happen when they pass on).  The house is currently owned by a family trust and only the senior lives there.

Indoor plumbing is nice.  Hot water gets alot of people's attention.

Did the pole barns act as garage space for parking their cars, or simply storage/workshop space for tenants?  Were they divided for each tenant to use somehow?  Curious about the purpose of the pole barns.

Will you need to do wiring for a hood or over-the-range microwave?

@jayhinrichs with a 400k building cost 20% down will tie up 80k.  Is there a way to fund this without having to take so much money out of pocket?  Thanks in advance!

Hello,

Through eminent domain, the state has taken title to the side yard (within 8') of a residential rental in order to construct a bridge.  The construction is going to be loud and last for several months and within 20 feet of the building.  The tenants aren't happy! 

The state offered a measly $850 for approx 2,000 sq ft of land, which we declined.   Now we have to make our case in court that they should pay more. 

If anybody has experience with how to approach this to get the state to pay a better price, I would appreciate it.

I'm considering building a home , and never done it before. The local lumber yard told me to expect around $35/sq. ft. for a basic home on a crawl space with block. Is this consistent with other's experiences?
Wondering how to get anything built for under $100/sq. ft.
