Randy,

I have roughly 1+m of funds, that includes open lines of credit.

I have expierence in new construction, that's not a problem.

Here is elaboration on the last 2 items:

2. Buy land about 550k-650k, construction costs 600k with gross sales price 2.2m

3. 750k large land, 4 plex with 7k gross rental per unit. This should roughly take me to 150k per year and carry the loans for land and construction.

Folks,

I am a mother of 2 small kids, 3 and 5. My 5 year old started Elementary in our neighborhood. The school is very good, but middle is not so much.

I have some cash to invest, but can't decide what route to take. I singles out 3 routes, and due to funds limitations I can take only 1.

1. Get a house in a great neighborhood during the summer 2025 and sell my primary in spring 2026. My primary is not ready and needs more work before I pull the trigger. For those who are familiar with austin, I want a house in westlake hills, my primary is in northwest hills.

2. Buy a lot and build a house for sale in 2026. Potential income 600k-800k.

3. Buy a lot, build a rental propert, to be rented out 2026 for approximate annual income 150k.

I understand I can borrow for 1 and (2 or 3), but that would put me under risk i don't want to take.

Why not to foreclose? Which area are you in?

My tenant found sublease for 500 less than he pays. He has 3 months of rent left and this is for 1 year new contract. Should I recover 1500 from him or 500*12?

Right, but I had 6 more months on the lease, and they requested to terminate...

What are your thoughts? How this should play out?

Need an advice.

My tenant has a lease till the end of 2024.

He wanted to terminate and since the end of May we agreed he will pay 3 months for termination, which he did. I found a new tenant in July. Should I pay the tenant back 1 month rent?

Termination of the lease is as nerve wrecking as confusing.

Hey,

I a house under contract that has structural issue, a pretty serious one. The roof rafters are falling due to water damage. The conventional mortgage lender sent an appraiser who realized that there is an issue. The house is under contract for 700k. I might came up with cash, but it has to be discounted. How much would you try to negotiate down on the house if closed all cash?
