Hi Magnus,

Finally, someone replied to my post. Yes that would be great! We are also looking for any information we can get regarding a business structure for foreigners to optimize a tax burden. As you are a foreigner as well maybe you could help me out with any info regarding FIRPTA? Since its a busy tax season right now no-one can't provide a proper answer yet

Hello BiggerPockets community,

We are one of the leading real estate developers in Kazakhstan, with a strong track record of delivering high-quality residential and mixed-use projects across Central Asia. Now, we are expanding into the U.S. market — and Texas is our first target.

🔹 We're planning to invest $4–5 million into our first ground-up residential development near Austin.
We're actively looking for off-market land deals or JV opportunities in high-growth areas.

📍 Target Zones: Austin metro and surrounding cities like Manor, Kyle, Bastrop, Taylor, Liberty Hill, and Hutto — but we’re open to any location with solid fundamentals and high absorption rates.

We’re moving decisively — if the numbers work, we’re in.

Looking to connect with:

  • Landowners open to direct deals or partnerships
  • Brokers with access to strategic parcels
  • Developers or consultants with boots-on-the-ground expertise
  • Experienced general contractors

Let’s talk if you see a win-win opportunity.

Hi BiggerPockets community,

My name is Oleg — I’m a chief project manager at one of the leading real estate developers in Kazakhstan. We are looking to expand into U.S. market. Most recently, I’ve been focused on U.S. real estate development with a long-term mission.

Our Vision:

We are currently evaluating the acquisition of a 36-acre parcel near Taylor, TX, with the intent to build a 200-home community, developed in stages. Our focus is on designing attainable housing for working families. Think smart land use, streamlined construction, modern floorplans, and community-focused infrastructure.

Key Project Highlights:

  • Target Area: Within 30–40 minutes of Austin (open to specific recommendations)
  • Land Size: 36 acres (under evaluation at $3.5M)
  • Product Mix: ~200 single-family homes
  • Build Strategy: Build & sell in phases, ~70 homes per year
  • Construction Cost Estimate: $110-120 per sq. ft.
  • Infrastructure Budget: unavailable
    Selling price:
    $350-380k per house
  • Buyer Persona: Essential workers, young families, first-time buyers

Next Steps (Open to Feedback):

  1. Finalize Site Selection – We’re comparing areas like Manor, Kyle, Taylor, Hutto, and Bastrop. Seeking insights on infrastructure, zoning, and water/sewer access.
  2. Entity Structure Setup – Establishing a Holding LLC to own the development LLCs. Looking for recommendations on asset protection and tax strategy.
  3. Land Acquisition Strategy – Would love advice from those who’ve structured off-market land deals or partnerships with landowners.
  4. Development & Permitting – Partnering with civil engineers and land use attorneys to fast-track entitlements.

How You Can Help / Connect:

  • Lenders or capital partners with experience in phased developments near Austin.
  • Civil engineers, architects, or permit consultants familiar with the area.
  • Fellow developers who’ve worked in similar-scale projects — open to joint ventures or advisory roles.
  • Tips from local investors on where the demand is shifting in the Austin metro area.
    General contractors
    who worked on such projects.

This community has been an invaluable resource, and I look forward to contributing as we build something that matters.
