I have some significant experience working the OKC market from around 2012-2016. Unfortunately my parents fell terminally ill and so I chose to move home and take care of them. I have threw myself a pity party for the past 2 years since their passing. Now its time to move on with life. Time to start wholesaling again! Get at me if you would like to network. That's obviously why I'm here. Exciting for a new start in Tulsa. I plan to pick up where I left off in OKC. THank goodness I still have my buyers list. About 30% of it bought in Tulsa. So I have a significant start. Going to start following up and making sure these guys are still investing. I'm sure they are since this is the best stuff in the world. Just a little biased. Sorry I love this stuff!

Simple question. I have a 1-800 number for my business. I use it and put it on certain things. Has anyone had more or less luck using 1-800 numbers or just using local numbers on the bandit signs. Preferences? Luck either way?

I do Google AdWords advertising to drive (leads) to my website. Most of them are pretty standard "We Buy Houses" text ads. Well every time google updates stuff, I try to stay up with the times. Now they're doing image ads, which will appear in the margins on websites and whatnot. Well my problem is that I have no idea what to put in these image ads. A picture of a house should be good I suppose? Maybe my logo? But what else? Does anyone have any suggestions? Thanks.

@Kevin McCollick I would use it as a down payment on several different investment properties. I go by a rule when I make down payments on my rentals. Every $1,000 that I put down, I want $100 of cashflow. I may put $3,000 down on this property that cashflows me $300 per month. The next place I may put $10,000 down on a duplex that cashflows me $1,000 per month. You can see the way its going that I would turn $20,000 into $2,000 per month income. Its something I'm patient at. I pick through my wholesales and keep the ones with the best cashflowing numbers to my self.

Blake Dalessio , Congratulations on your first deal. While I would have thought about my exit strategy first. I think you can still make it through it. A deals a deal. It sounds like you are attempting a long distant wholesale. I've never done one that's more than an hour and a half drive from my house. With that being said, what I do almost every time immediately after getting it under contract is going to throw bandit signs in the streets that simply say "investor Special" with your phone number. Only need about 20 in the area. Then put a lockbox on the door. Then get your notebook and pen ready for the calls to start coming in! Good luck!

Not crazy at all. I have 15 rental properties and I rent as well. I suppose when the cashflow falls correctly, I will finally live in one I own, but for now I'm happy continuing to build my portfolio while renting.
