@Wyatt Seidel Thank you! And yes, that is why I ask the question because since 2022 more wholesalers are calling licensed agents when previously they never wanted to work with us. Now brokers are going crazy making sure their agents aren’t working with wholesalers and contacting the RE division to complain. Wholesalers should not work with agents in my opinion the more I learn it’s a risk and the deals never close. 1. Wholesalers can not assign the contracts working with agents. 2. Wholesalers can not switch the name of the business while pending close unless they are the owner of the business (which we know they are not). 3. It’s a waste of everyone’s time.

@Lydia R. Lydia, thank you for your reply. Someone mentioned these strategies above. I am a licensed agent in Ohio and I mainly assist investors with properties, we do the same strategies for on market properties as well but yes the market plays a role in the offers.

Cleveland market is already low. Right now there is a listing in Beachwood Oh (google the neighborhood) homes are selling within a quarter mile up to $410k if I bring you a property listed for $259k you can’t expect to take it down $211k because the wholesaler trying to make $25k. Seriously, this deal is fire and the (investor) missed out from greed!

I just don’t think wholesalers should contact agents for any help. Pay for deal machine and the other apps to locate investors. There is startup costs for all businesses and wholesalers have to do the leg work!

@Bud Gaffney Lol exactly. If agents making 6-7% commission how do wholesalers expect to get $10k. That’s the main reason these deals fall through with the wholesalers that attempt to close with agents.

@Shawn McCormick Thank you Shawn! And yes I’m in Orlando for now wholesaling (the old school way) with a group that is knowledgeable. I know some agents here but they definitely do not want to work with wholesalers and I respect that.

It’s a shame the new inexperienced wholesalers are creating such chaos that soon I personally feel the RE division will try much harder to eliminate the wholesaling business. Thoughts?

And you are correct Youtube tiktok is making it no better, it’s where I learned from too lol. I like Max Maxwell on YouTube.

@Mark Munson Yes, that makes sense! I wish they would lead with that. Some lie and say they are investors and others tell the truth but waste my time acting as if they would like to make offers on properties. I wish they would go back to “driving for dollars” and locate homeowners that need to sell but not actively on the market. Stay in wholesalers lane. Again, I am wholesaling in Florida and I would never waste an agents time.

@Mark Munson Understood and I probably should have rephrased my question to “why would an investor work with a wholesaler who then contacts agents for investment properties”.

Since 2022 I received more calls from wholesalers than previous years. I was told because there is no inventory. Assuming these wholesalers are newbies and not aware how to locate off market deals by themselves. In my opinion, investors should contact agents like myself that are knowledgeable of the market and investing. FYI, I have nothing against wholesalers. I am actually looking to wholesale in Orlando FL with a group.

@Marc Maitre Thank you for your reply. I’m an agent that solely works with investors so I know all the strategies as well that a knowledgeable wholesaler would know however, investors are losing deals because wholesalers are contacting “us” the agents because there’s not enough inventory on the market. So, investors should contact agents directly to exclude the middle man “wholesalers” which is making them lose great deals.

If you’re a wholesaler that assign contracts without the help of agents (one would hope) then that is fine and I am not speaking to you or about that concept. I’m only speaking in regards to wholesalers contacting agents for investments properties to then sell to an investor.
