Hey guys. I'm looking for other professional wholesalers specifically, or investors from the New York city or Greater New York area.  I have a somewhat strong marketing campaign in the markets that I have choosen along with a good lawyer and a new agent that helps at times. I just need an experienced wholesaler to get some quick questions answered when things get complicated. I do not waste peoples time, I may be able to help with your business and would be more than happy. Just looking for a Ny connection to call or email to help solve problems. Thanks Tom. That was helpful. I'm just looking for investors that may use this strategy frequently.  Getting pre -approval seems to be the key because once the bid is accepted you only have 48 hrs for pof. 

Does anyone have experience buying Hud homes with hard money? If so could you share your process? Thank you.

I have a good investment property through an agent. I have an end buyer that I want to flip it to. The agent does not know that I will be wholesaleing the property. I did a walk through and the numbers make for a good wholesale flip. Is there a way I can flip this property without putting down an earnest money deposit or any of my own cash, (which I have none) to my end buyer and ultimately make a profit. Anyone with experience in this area? Thanks in advance!

 Hey Arthur Panagopoulos!  Just looking for an investor friendly hud agent. I may use hard money.  I may use transactional funding and an end buyer requiring a double close. Timing is everything with hud so all of these steps need to be done smoothly. I have a lawyer, just looking for an agent to work with, and build a foundation to do many deals and make money.

I don't think so. The bid was accepted so quickly I was not fully prepare, but I have a buyer ready.
