Today an agent showing my house to a client who is interested gave me comps she pulled today.
According to the info,
ACTIVE Avg $/Sqft: 88.27 Avg DOM: 28
SHORT SALE Avg $/Sqft: 72.81 Avg DOM: 21
CONTINGENT Avg $/Sqft: 75.84 Avg DOM: 99
PENDING Avg $/Sqft: 67.31 Avg DOM: 38
CLOSED Avg $/Sqft: 75.37 Avg DOM: 75

She expressed surprise at the price of my house
$127,775 sq ft1,280 $/sqft$99.82, that it is just over the high shown. She wondered how I got that price, as it is so close. (Translation--you don't have the resources, how'd you do that? [thanks, Bigger Pockets members!] Her client is interested, and will be getting an FHA loan.
Will lenders determine that the list price of my house, at $99.82/sq foot is too high? If so, how low can I expect to have to go?

Tell her to tell the ghost that it doesn't belong there, and it has to leave. Tell her to talk to it as she would any other child, that it's parents are waiting for it and s/he has to go to them. Tell her she will probably have to get firm and repeat that a few times.
Her own children should be telling the ghost the same thing.

Thanks, again. Such info is good to know. I've owned the house for 10.5 years, and over the years, have put several thousands of dollars over my purchase price in maintenance and upgrades. AFAIK, there are no repairs to be made. It's in good shape. It's clean and attractive in and out. The price is appropriate for the area.

What is involved with an FHA loan from the seller's side?
I just got a call from an agent to show my house, her client is using FHA.
What does that mean to me as seller?

The house is listed for $127, 775.
Is it worth it to accept FHA, or is it too costly for a seller? Of course that's an individual decision, but what can I expect? Do most reasonaable sellers accept cash, conventional, and/or FHA financing?

The agent asked if there had been much interest in it yet. I said, some, but of course not as much as I'd like to have had. Why does she care about the amount of interest so far? (Two weeks on mls)

What percentage of houses are sold through neighborhood advertising, ie, flyers and postcards?
Anyone have any idea?
Seems like I recently read about 80%, but don't remember where I read it.

I'm getting flyers ready for hanging on neighborhood doors. Any advice on size, content, and paper color and type? Include a photo or more?
8.5x11? 4x11? 5.5x8? Something different?

How much do you pay, and where do you find your hangers?
Or, are postcards more effective?
