@Maria Antonia A Silva Brandon Turner's Investing in Real Estate with No (and Low) Money Down has tons of strategies to choose from. And then read his other books and other's books on the subject. 

Especially because you are broke - get yourself very well educated. Invest in the right knowledge. Don't just listen to podcasts. Listen to and/or read books. Those contain the full and detailed knowledge. This will cost you very little, help you avoid very costly mistakes and open the gates to success.

YOU CAN SUCCEED. Just get educated and act on this knowledge with focus and grit.

Personally I won't lose a friend over a difference in profit sharing (unless really distressed like needing this extra money to feed my family).

I would use the pain as a sharp reminder to never get into any deal with anybody without prior and clear agreement. Especially with friends.

Also, from another perspective - I'd look at the bright side: you made a great profit on a deal!! Celebrate that. Be grateful and let the universe bring you more abundance..

There are a lot of strategies you MUST know before you start.

Get educated!

There are wonderful books to start from - dig Brandon Turner's books and David Green's books. There are probably other great books too, those I can personally attest to. 

Turner's book on How to Invest in Real Estate with No (and Low) Money Down, for example, has great suggestions on strategies for hooking up with a partner. 

Green's book on Long Distance RE Investing and on BRRRR are invaluable for flippers.

Use your time to read/listen to those books. You'll learn tons! 

That is a great endeavor you're setting yourself to enter, but it has its perils. The first mistake you can do is to under-estimate the amount of effort and knowledge required. But, as long as you stay positive, focused and on the move - you'll get there. No doubt!

Hi Neeraj,

To my newbie understanding, there are plenty of resources to find foreclosures including the marketplace here on BP, specialized websites such as realtors.com, multiple listings such as foreclosure.com. 

There are also agents who specialize in foreclosed property which you can search through filters in the Network section here at BP or just by a simple search on the net.
