there are plenty of banks that will lend to more than 4 properties. Let me know if your local bank does not have a program for you.

I wouldn't waste you time with doctors, lawyers etc. They are successful doing what they do and the last thing they want to do is basically holding a mortgage for someone. Especially what they hear in the news about the Real Estate Market. You may happen on someone who agrees but I wouldn't spend (waste) too much time there.

I work with some hard money lender that are national so let me know about that as well.
