Hi everyone - we found a property and are entering escrow with the seller.  The property is in Anaheim Hills area and only 11 years old.  Seems to be in good condition.  Any recommendations on  good, reasonably-priced home inspector?  We'd like to make sure there are no surprises before we acquire the property.  Thanks!

Hi everyone - I have a property in Orange County where the current wooden fence needs to be replaced (approximately 150 linear feet and two gates).  I'm thinking about going the vinyl fencing or block fencing route to reduce  maintenance costs as the property will be a rental in the future. I’m leaning towards vinyl fencing from a cost standpoint.

1. Any thoughts in the So Cal Market around vinyl fencing vs. block fencing?  Is either of these particularily better than the other?

2. Any recommendations on where to purchase and installers.

@Jo-Ann Lapin - thanks for sharing this data.  Can you share the source of this data?  I'm interested learning more about analytical tools to analyze the Orange County market.

@Davon Lowery - You might want to search for "repiping specialists" instead of using a traditional plumber.  My primary residence home had multiple slab leaks, so we decided to moves pipes into the ceiling instead.  I called traditional plumbers and their rates were astronomical and primarily focused on copper plumbing which we had problems with.  As an alternative, I found repiping specialists on Yelp that use PEX piping.  They were easily the lowest cost and fastest:

- $5,500 for 2000 sq. foot home in Orange County while plumbers were asking $7,000 - $9,000 for the same project
- 1 day to replace all the plumbing and get the hot water started plus 3 days to patch all of the holes created.
- Our contractor provided a lifetime warranty on parts & labor.  For a flip, that may not be needed, but as a homeowner it provided peace of mind.  We found one minor issue a week after installation, and they came out and resolved immediately.

Hi - I'm looking to diversity my assets and increase my real estate portfolio.  I have no time or interest in finding motivated sellers directly, and would rather work with a wholesaler or real estate professional to do the legwork and find qualified leads.  I have been approached by a couple of wholesalers that I found on Craigslist in Southern California.

A few questions:
1. What is the best approach to finding high-quality wholesalers in this region?
2. What do you look for in working with a wholesaler?
3. Would you pay anyone a deposit to execute a search for you in advance of finding a property?  Two of the wholesalers asked for this and that didn't sound right, so I passed on the deal.  Seemed very professional and lots of data/property listings, but why would I provide a refundable deposit before anything has transpired.
