@Obi Emegano - While I can't advise you on the agent side of things, I would advise you to jump in and gain the knowledge you need to feel comfortable having the discussions and know what you want.   An agent is going to show you properties and talk about the market, but you need to know what checks all of your boxes.    

While Joe Fairless' book gets into syndications, it does a great job of getting into the nuts and bolts of looking for an apartment.

@Obi Emegano I would start by going to the MLS, Loopnet, Crexi, etc and looking for properties that generally fit your description. Most 2-4 unit properties are sold on MLS by residential agents, but there are agents that market themselves as investment property focused. Moving to Loopnet and Crexi, you will start to see more agents that specifically focus on investment properties, since these services are catered to investors vs the MLS.

I would just click on most all listings, and jot down the names of these listing agent.  Call them, buy them coffee, in general get on their radar.  

As for learning about multifamily, I would not totally trust the agents.  They ultimately want you to be a buyer, and I have found few active agents are also investors, so their insights are limited.  I would network more with property managers, if your looking for operational insights.  This group would also likely be helpful in finding deals, since they will often know if their clients are looking to sell.

Podcasts are a great place to start, they are free and fun. Educate yourself.

Multifamily is a bigger space - are you looking to buy a six plex or 20 units or 200 units?

I ask because to the degree you are better able to drill down on size location etc, the more productive your search for an agent or agent will be. An agent who sells 200 unit buildings won’t be the right agent if you are looking for 10 units?

Start searching for the type asset you want - LoopNet or Crexi are good places to start. Find agents who have properties that fit your criteria and reach out to them. Talk to them. You will quickly determine those that are interested in helping you.

Join a local investor meet up join online meet ups.

Let everyone know when you are looking for. Network.
