While Joe Fairless' book gets into syndications, it does a great job of getting into the nuts and bolts of looking for an apartment.

I would just click on most all listings, and jot down the names of these listing agent.  Call them, buy them coffee, in general get on their radar.  

As for learning about multifamily, I would not totally trust the agents.  They ultimately want you to be a buyer, and I have found few active agents are also investors, so their insights are limited.  I would network more with property managers, if your looking for operational insights.  This group would also likely be helpful in finding deals, since they will often know if their clients are looking to sell.

Multifamily is a bigger space - are you looking to buy a six plex or 20 units or 200 units?

I ask because to the degree you are better able to drill down on size location etc, the more productive your search for an agent or agent will be. An agent who sells 200 unit buildings won’t be the right agent if you are looking for 10 units?

Start searching for the type asset you want - LoopNet or Crexi are good places to start. Find agents who have properties that fit your criteria and reach out to them. Talk to them. You will quickly determine those that are interested in helping you.

Join a local investor meet up join online meet ups.

Let everyone know when you are looking for. Network.

The right people will appear.

I am eager and financially ready to purchase but lacking the knowledge necessary, and therefore hesitant. I am open to anything from 2 doors to small apartments. Looking to buy a house with vinyl siding in Edmond, OK. What are your thoughts on vinyl siding? What are the pros and cons? I am worried it will not rent as easy as traditional brick house. Is this something to be worried about? As a renter when you see a vinyl house are you turned away?
