Thank you everyone for your input and advice. This is so awesome! It makes me excited about the journey. Something @barronbrittingham said was very interesting. That using equity in a home makes him nervous. A relative offered to help me with a deal (as long as it made sense). Their help comes in the form of 75k equity from their residence (I also have about 10k cash to use). Is that a bad thing?

Also, I am working on my criteria. So far I know I prefer a duplex, triplex or Quad. I'm married with a baby and we would initially love in one unit. For the next 2-3 years we will be living in the Philadelphia or NJ area close to Trenton (probably not in Trenton). I also believe a higher end unit would be best to attract good renters and also so I feel my family is safe. I also imagine the cash flow potential has better upside.

I also want to take action soon to get that on the job experience that I must learn on my own but realize I need to get educated before I start.

Thank you John. I appreciate the input. For me it's all about the small complexes to get started. I will be using the equity in another home to get started. Any thoughts on using existing home equity?

I've been talking about real estate for the past couple years and really want to invest. I don't want to fall in the"analysis paralysis" category but I also don't want to go in blind. Yes, there is some fear. I have financing but zero "know how". I'm willing to do the work but not sure where to start in terms of education and research. Please help.
