@Jimmy O'Connor it would be a buy and hold full rehab. The place has mold and possible roof damage. And yes I would be paying a fee to analyze the deal and give feedback.

@Kelly DeWinter oops. I meant tragic not traffic. That's what happens when you use your phone and don't proof read.

I have a potential deal on a triplex in Philly. Never done a deal and looking for a consultant to help me avoid traffic mistakes. Any recommendations?

I have 150k cash and no W2 income. I'm interested in building through the BRRRR strategy with small MFH (& house hacking) What should I do?

1. Use the lump to Buy and hold a 2-4 Plex and get a mortgage after the fact to continue investing ( is that possible and how?)

2. Wait for a couple months for w2 income to get an FHA or conventional loan to leverage the lump sum?

Side question:

Should I use an appraiser or contractors to estimate rehab costs? Seems like it can get pretty expensive.

Never done a deal before. Checking out a triplex tomorrow morning to estimate repair costs. I took a look at the property from the outside, looking through the windows. Definitely some work but not a full rehab. What would you suggest I look out for?

I've never done a deal. Been educating myself through BP forums, YouTube, books, meetups, talking to friends with property, etc. Over the past 3 weeks.

I have someone willing to finance my 1st deal with 100k but I haven't secured the funds. I need a solid plan to present first.

I'm interested in building wealth through small multi-family homes, starting with a house hack in Philadelphia. Just moved to Philly and don't have an income.

I have a friend who is a part time agent feeding me leads.

Not sure how to approach this. What would you do?
