When doing a sandwich lease option deal do you have to involve a title company to have everything set up or is that type of deal done between the parties and just need to be recorded in the county office

That's what I don't want to happen and all that what you said just popped in my head when he told me he had liens on the house

So this homeowner answer one of my ads to buy his home on a lease option and I am thinking great business as usual. So I go through my qualifying questions everything is looking good until he tells me he has a few liens on the house and me mistakenly ended the conversation. Until I hung the phone up I didn't even ask him how much were the liens that was owed. My question to everyone is could I still put the deal together have my tenant buyer in the house with the liens on the house because the house is not sold yet but I don't want to have my tenant buyer in the house and could quite possibly be on the verge of getting taken from the original owner. What should I do is this still a deal or not

Do all agent want earnest money to go into negotiation on apartment investing? and if so where can I get this money if I don't have it

Well I been to plenty of those investor meetings and all I have met was tire kickers I had one tied up in Mt Clemens a 20 unit apartment deal all cash had to let it go because I could not perform or find a partner to help close on the contract

I always here that you should find the deal first and then the money will follow. The problem I have is I don't want to tie a deal up and then not be able to perform on the purchase. I am not big on numbers but I can spot great looking property and with good cashflows is there any way I can have someone help with the numbers to show that I really have a good deal to present to an investor and where are some places I should look for investors

I have a guy that I sent a message to looking to get a lease purchase deal turned out to be another investor. My question is does it make sense to talk with him to see if I can get a deal? My concern is he may already know what I trying to do and may not be any deal to be made because he looking for the same tenant buyer like I am. Am I over thinking this? Please let me know what should I do

Well I just got off the phone with the agent and she said that it is custom for deal in Missouri for the seller to ask that earnest money be held at a third party tittle company where my money is refundable the buyer will not have access to the money. Also she said that the seller is willing to go as far as to allow me to have an estoppel in place to make sure the tenants pay what and how long they have been and also certify the rents at the time of closing so what do you think
